"The Start" Residential Complex

The START project is a meticulously designed development featuring 221 residential units, blending into a complex with two residential towers of 23 and 24 floors, alongside a boutique-style building with an enchanting patio, which many apartments overlook. The unique layout allows natural light to flow into the units from all directions. The project boasts a prime, central location, close to Rishon LeZion and within easy reach of Tel Aviv, with excellent transportation options for fast access across the country. The START project offers a diverse mix of apartments, including 3- to 6-room units as well as special premium apartments with views of nature and the open horizon. Built to high green building standards, the project uses environmentally friendly materials, maximizes natural light, and incorporates smart building technologies. The apartments are designed with optimal layouts and uncompromising construction quality to provide an ideal living experience, perfect for a fresh start!

For the START project by Shponder & Fadlon Group, BIMLab provided full BIM management and design coordination services, supporting the project on the Autodesk BIM 360 platform.
As one of the group’s early BIM-based projects, our role was to lead the implementation of structured BIM workflows, establish project standards, and translate client requirements into a collaborative digital process.
We focused on four key pillars of BIM success:
• BIM Execution Plan (BEP)
• Project Data Management
• Design Coordination
• Cross-Disciplinary Collaboration
Throughout the project, weekly coordination meetings and the structured use of the BIM 360 Issues tool enabled efficient tracking of responsibilities, clear communication between stakeholders, and continuous progress in project development.
Our involvement extended far beyond clash detection. With a strong background in architectural design and multidisciplinary planning, we played a key role in identifying missing components, resolving misalignments, proposing improved design solutions, and ensuring the models supported a practical, buildable outcome.
Our design expertise is a critical foundation for effective and timely coordination. It allows us to see the bigger picture, anticipate potential planning and construction challenges, and contribute to better-informed decisions—well before construction begins.
This proactive and integrated approach helped raise the quality of the design, minimize risks, and foster trust among all project participants.
