In the heart of Bat Yam’s northwestern district, along the bustling Balfour Street, Geshem Holdings is developing a modern residential building as part of a large-scale urban renewal initiative. The project includes a 15-story residential tower above a 330 m² commercial floor, offering 54 high-quality residential units.

This development is part of a broader urban regeneration plan, which includes the demolition of eight outdated residential buildings and the building of six new residential structures, along with designated commercial areas and public infrastructure. Residents will benefit from immediate access to the city’s growing retail and business centers, walking distance to two Red Line light rail stations, and proximity to Bat Yam’s beautiful coastline.

BIMLab leads the project’s BIM management, multidisciplinary design coordination, and MEP systems coordination, ensuring the entire process is streamlined and collaborative. Using a federated model hosted on Autodesk ACC, we facilitate real-time coordination between architectural, structural, and system engineers, enabling early clash detection, continuous model alignment, and efficient communication throughout the project lifecycle.

Early MEP coordination is a key part of our role, which ensures that all mechanical, electrical, and plumbing systems are fully integrated into the design before construction. This proactive method significantly reduces errors, optimizes spatial planning, and enables smoother project execution.

By combining advanced BIM strategies with close collaboration, this project sets a new standard for efficient, future-ready residential development in the Bat Yam area — connecting residents to city life, the beach, and beyond.
