LYFE Bat Yam

LYFE Bat Yam is a large-scale mixed-use development located on a 12-dunam plot in the southern part of Bat Yam, near the Sea Park neighborhood and within close proximity to the coastline. Developed by Ashtrom Properties in partnership with Dan Real Estate, the project is designed as an integrated urban complex combining residential, office, public, and commercial functions.
The development includes two residential towers totaling over 21,000 m² with 228 housing units for sale, alongside an office tower spanning approximately 40,000 m². At street level, an active commercial floor will accommodate shops, cafés, and restaurants, contributing to a vibrant and accessible public environment. In addition, the project includes 18,000 m² of construction rights designated for special housing.
All functions are organized above a unified underground structure comprising four basement levels, which include parking and technical areas serving the entire complex. This integrated approach supports efficient operation and coordination across the different uses within the project.
The architectural design is led by Moshe Tzur Architects, shaping a contemporary urban composition that responds to its coastal context while creating a cohesive and dynamic environment.
The project is planned in accordance with the LEED GOLD standard, with a focus on energy efficiency, green spaces, and full accessibility, aiming to create a high-quality, sustainable environment for residents, users and visitors.

As part of the LYFE Bat Yam mixed-use development, led by Ashtrom Properties in partnership with Dan Real Estate, BIMLab provides full-scope BIM management, concrete structure coordination and MEP coordination throughout the project’s design phases.
Our BIM management team leads the setup, organization, and implementation of the project’s digital workflows using platforms such as BIM 360. This includes defining model structures, managing multidisciplinary collaboration, ensuring strict version control, and maintaining a clear and traceable coordination process across all project components — residential, office, public and commercial.
A key part of our work focuses on coordinating all concrete elements between the architectural and structural models. By resolving misalignments in complex areas such as cores, slabs, transfer zones, balconies, and multi-level underground parking, we establish a stable and coordinated structural framework early in the process. This is especially critical in a dense mixed-use project, where multiple building typologies are integrated above a shared underground system.

In parallel, our MEP coordination addresses the high density and complexity of systems required to serve different functions within the project. Mechanical, electrical, plumbing, and fire protection systems are coordinated both within and across uses, ensuring full integration with the architectural and structural design, including public areas, commercial zones and tower systems.
By combining structured BIM processes with a deep understanding of complex urban developments, we support a coordinated and buildable design, minimizing rework and enabling the project to progress toward construction with clarity, alignment and confidence.
