As part of Israel’s national effort to expand long-term rental housing, Shikun & Binui is leading a large-scale residential development in the emerging Ayalon Park neighborhood of Or Yehuda.
The project includes the construction of 159 residential units, with a potential increase to approximately 190 units through planning incentives. It features underground parking, shared podium-level structures, and a total built area of around 33,000 square meters.
Half of the apartments will be offered at regulated rental rates, while the other half will be rented at market value, under the “Dira Lehaskir” government program — an initiative aimed at increasing high-quality, long-term rental housing in Israel.
The project is situated within National Master Plan 1046, a key urban expansion plan that includes residential, public, and recreational development over a total area of 1,670 dunams. This specific lot, Plot 102, is strategically located in the southwest of Or Yehuda and forms part of a larger vision to transform the area into a vibrant, well-planned living environment.

BIMLab is leading the BIM management and MEP coordination for the Ayalon Park residential project in Or Yehuda. From early design stages through coordination and delivery, our team plays a central role in ensuring that all systems are well-integrated and aligned with the project’s technical standards.
We utilize Autodesk Revit and BIM 360 as our primary coordination tools. As the project’s Common Data Environment (CDE), BIM 360 enables cloud-based issue tracking, revision management, and transparent collaboration among all stakeholders. All coordination activities, including clash detection, model reviews, and consultant feedback, are fully documented and managed within this platform.
In close collaboration with Shikun & Binui’s BIM management team, we’ve aligned our workflows with their internal BIM Execution Plan (BEP). This includes adapting our modeling practices to their naming conventions, LOD definitions, and quality requirements. Regular coordination meetings with their BIM managers ensure consistent compliance with their protocols.
Coordinating multiple consultants across disciplines brings natural challenges, especially in aligning timelines and ensuring model accuracy. To address this, we’ve established a structured coordination schedule and conduct regular sync meetings to review progress and resolve issues. To keep workflows aligned and efficient, we also offer technical support and guidance to individual consultants.
Our goal is to create a seamless and well-coordinated BIM process that supports a high-quality planning phase and a smooth transition to construction.
